I think it is more dangerous for the seller, but if investor is serious and not taking advantage of unexperienced seller and have financial to use for "Due on sale", than it would be much better for seller.

I really don't think someone would demand an 11% cap to buy this since the trailers would be in good to very good condition, the piece of land has some trees and some minor amenities I mentioned, and it's not "dangerous" or anything.

Unless there is critical mass showing that the area is transitioning, it's dangerous to be the first one (unless you control half the block and can create the critical mass) because the improvement may never gain traction.
