Is this common or is there a standard percentage (50%)? 

Standard flippers color, goes with essentially everything, and works well with a white ceiling in my book. 

I think many of us can point to a time in our lives where we discovered something and it just completely changed our worldview. 

Is it O.K. liability wise, to have a handyman:Replace a bathroom light fixture.Replace a ceiling fan.Replace a switch.Replace an outlet.Replace a standard screw in lightbulb.Repair a loose outlet box.  

Looking at 5 yr terms on a 20yr amortization seems pretty standard.

We got a fresh loan paid off his existing mortgage it was all pretty standard.

@Peter Morgan this is standard practice in the insurance industry. 

But, after buying the property when you practically start doing the rehab, you discover many smaller works that need to be done.

And some good learning lessons discovered!
