@Nichole Wall Work with your contractor to partition the list of renovation items into categories based on priority: "critical" (health & safety of tenants, integrity of building, rely upon it); "high" (will allow you to increase revenue, obvious short term payback); and "should happen" (all those things you really should do, but that have not immediate benefit and could wait until you are doing something from one of the other two categories).

I financed a commercial property for a young marine who got into power washing/cleaning the hoods & fire protection systems over the cooking stations in restaurants etc.He had developed a niche market with very little competition & carried the necessary certification to post for the respective health dept., inspectors.The work had to be done whenever the establishments kitchen were closed so it was usually a lot of early mornings/late nights.

FHA appraisers are very concerned about (perceived) health and safety issues, and will "fail" a property if there are broken windows, mold, unsafe living conditions, etc. etc.
