I know with my clients that are worth 50 million, 100 million net worth individuals they want that personal service when they are investing millions of dollars they want to talk to someone not deal with a computer.With a house if software is off by a few k it's not as big of an impact but with commercial you could be talking hundreds of thousands or millions of dollars to lose.

On the one hand there is fear, helplessness, and anger -- because if this doesn't get resolved correctly how will it impact my ability to get good financing terms next year? 

From the different podcasts, articles and Q&A's on BP, the general theme is that there is no cut and dry list of features guaranteed to positively impact the resale value of a home. 

If you can clearly prove that the property is owned by your wife then your method of filing taxes should not impact the income calculation. 

Call the property appraiser's office and ask what the impact will be on a purchase price of $98k. 

Also, we went through Lehi city and paid the impact fees to register our basement as a legal apartment instead of just a mother-in-law.  

My question is if there is a way to invest in the project without impact my personal debt to income ratio?

I purchased a quad and completed another BRRRR (have posted the details in the other post) but that was done last year.Currently, Huntsville just has not seen ANY impact price/inventory wise.

Perhaps there's something I'm missing.After all, won't rehab costs play into "Cash Needed" and therefore impact the Cash on Cash Return on Investment?
