I have to pay income taxes in the country I'm living in if I stay longer than 183 days, so I don't stay that long.

The local and federal government is tightening their grip on Real Estate across the country.

Couple of variables.. depending on which part of the country you are the hacked SFH can likely be a basement apartment.. above grade sqft is rated much higher than below grade.. if this is the case more than likely the purpose built duplex will have more value.. 

Aside from that Austin has quite the diversity, Hill  country, water activities, lots of outdoor folks (running, cycling, swimming, rowing, fishing) and it has areas to even cater the cosmopolitan people looking for swanky places to eat. 

Although I do still have a US address where I stay when I am in the country and receive mail etc.   

Other parts of the country people are happy to get by on $100 a month.
