He said the Justice of the Peace office does not have authority to terminate and executory contract and said it would have to go through the district court.  

The price is too high or your screening criteria is too stringent.I agree with others that you should absolutely require a credit/criminal background and then get rid of the two-year work requirement.

I’d tell you what he says on the subject but I’d do him and the book no justice lol. 

Things that tell a criminal the house is vacant are for rent signs,  no curtains or no mini blinds in the windows, utilities shut off, yard not mowed,  and you get the point. 

They applied, were background/credit/criminal checked, and passed my requirements.

You can get a copy of a lease agreement from the Justice of the Peace in Watson (by Pizza Place).

If the judge did not immediately solve the issue I would be seeking writ of mandamus against the judge and the clerk.I would be trying to have criminal charges filed.Now... on the other hand, if the person came to me during the redemption period and said they wanted to redeem the property, I would work with them.
