I've used LightHouse Management Partners in Rochester.They were better than a lot of the property managers Ive dealt with in that area and I've dealt directly with two and have experiences with others.They do charge 10% and you will be hard pressed to find anyone who charges a lower fee.I'm not sure what your level of experience is so if you want more detail on PM's and how to ensure they dont use you as an ATM let me know.

In CT the landlord must:provide a clean apartment when the tenant moves in; clean common areas (hallways, stairs, yards, entryways); keep hallways and entryways lighted well; and, keep plumbing and heating systems working (both hot and cold running water).correctly repaired and safe stairways, porches, floors, ceilings and walls; good locks on the doors to the apartment; safe fire exits from the building; two electrical outlets in each room; viewing devices on doors that open onto a hallway (in some communities); extermination service if the apartment is infested with pests or rodents; and a smoke detector that is in working order.
