With the remaining/initial cash, continue flipping in the low end market for another year or two and by end of year 2, hopefully credit (and verifiable income) is in place and then move on to more conventional way of leveraging with loan.

The flame was just recently reignited and I'm fighting the urge to over analyze everything daily and I have to say that BP has played an incredible role in my action thus far and for that my future success will be forever indebted to both Josh Dorkin and Brandon Turner and the countless other seasoned investors imparting all their experiences with us.My REI goals are to focus initially on building my wholesaling business and build an incredible marketing system that allows me to do 1 to 2 deals a month until I can save and reinvest enough capital to be able to turn my strategies to fix and flips and ultimately build an incredible RE portfolio that brings in enough cash flow every month that will replace my income for my full time job so that I could focus that 240hrs/month on my REI business and to continue in my pursuit in attaining my Doctorate in Nursing.

They have the means to private money which will fund 85%, while I have the remaining 15% - this is where I come in - kind of a third wheel.The agreement is that I contribute my private money and some time for basic rehab, in return for the experience, learning and 15% of net profits, and of course my 15% of initial capital, while they split the rest among themselves.They said  that they will write up all of our contracts, including mine for the 15% initial project capital, as well as, my 15% return on net profit.

The last improvement or worthwhile repair was in 1997, The uncle really let it go…Linval- Your right about the family part, I didn’t want to type to much in the initial post, but I keep going back to the numbers because the money that the in-laws get from the sale will get the 3 brothers who are essentially squatting in the other property to move out.

Account Closed  that's one way to do it, these are so cheap just throw away the ones that don't work after running cost your probably netting 350 to 400 a month over time. so in 50 months you have your initial capital back.. the proof in the pudding will be how you do in year 2 ,3 ,4 ,5 ... any market is sustainable in the first year of a new rehab..
