Anyone local still active on the forums?

I would be willing to bet the person selling you the property is praying you are not getting opinions like mine. 

I hate that I haven't yet been actively investing but I'm also extremely proud of myself for clearing the debt and being able to move forward and be in a financial situation to leverage my money wisely in real estate before I begin.So all in all within 4 years of graduating college I will be house hacking with no personal student loan debt.There are a lot of smarter people than I on this site who have much more experience who may give different advice, but this was the plan that I really latched onto when I was reaching out about my first property 2 years ago.

I bet they know the answers.Also a good background check will tell you most of what you need to know.

I recall from my insurance policy in NC that I could go 90 days with a property being vacant as long as I was actively marketing it for rent or would be.

Be sure to stay active here so you can learn and also get visibility from investors near you.

I care more about the last 3 years of activity, and don't put as much weight on medical bills, because 1 really bad day in the ER can ruin you if you're not really well insured.
