Its only a home owner that will pay more .. and i bet when we talk about a cities appreciation its the city as a whole NOT a specific neighborhood so the high end appreciation numbers skew whats happening in the low end.. but even then 3% appreciation on a 60k house is a whopping 1,800 bucks .. so to me its a nothing metric..

At this point I kind of ignore all the wholesaler emails except from like 3 different guys. 1 of those three I dont like doing business with, but because of their size I cant avoid it, and the other 2 I have relationships with and no Im not going to have issues dealing with.

For example if you look on Zillow and find a house you like the agent might not have put water prices in but look at all the properties in the area because I bet you that another agent has put this piece of information in their listing.

Borrowers are also more challenging to deal with, and if there are violations from the county on the property these get passed to you (which you can try and collect from the borrower but if they walk they stick to the property which ends up being paid by you).Every person has a varying level of experience and risk so no one fits into a one size fits all, but people should be aware of the risks they are engaging in when investing in certain asset classes.
