What I learned about nosing around the meetup.com groups and BP is that there's few really experienced folks who you can go to their rehabs, talk face to face.  

Many times sellers create a Pro Formas that looks perfect and buyers take the numbers at face value. 

We're all facing that.

It's my first deal and while this one passes the 1% rule(barely), it doesn't pass the 2% rule so that gives me pause.Facts or numbers based on last year:Purchase price is $182k (didn't yet negotiate).

I don't know much.Looking for someone preferably available face to face, in California, in the east bay (anywhere from Concord to Sacramento would be fine).

A lot of properties are just too expensive to properly cash flow so you end up  with tenants  but can barely cover the debt service of the property.

At bare minimum, assets are confirmed by using a 1003 Uniform Residential Loan Application.

(Counties auction everything from bare land to properties zone residential and commercial.)Others may be able to offer you other suggestions/words of advice. 

So now when I open the balcony door I have stairs in front of me and I can put barely 2 chairs on each side - NO MORE DECK...
