The scenario I described above is meant to do some digging (not an exhaustive or major time consuming process) to locate all the owners of the apartments in our target market and then automate a contact campaign to see if we can stimulate an off market deal (emails, cards, letters, phone calls) and to create more of a working network within that target market.  

I think it is all automated based on some metric they use.

I don't know if they do this at the bank you will be refinancing with but are they doing an independent appraisal or an automated computer value appraisal (something my bank does as an alternative)?

I'm crazy and developing systems and processes that automate the business.At the end of the day real estate offers options that other investment vehicles just can't match.

foreclosed is past tense :)  Preforclosures start with the NOD and are finalized with the NTS (notice of trustee sale) OR the owner curing the past due amount.ANY title company  can provide such a list, some will automate the email to you and there may be a small fee

So far I have gotten an LLC set up and i'm currently on an automated email list so I get updates when properties that fit my search criteria become active on the MLS.

For people not familiar with Texas... the US 35 corridor is about important to Texas as New York City and the surrounding communities are the State of New York.At the moment, I most concerned about trade agreements because the President can pull out of them without going to Congress.If you want to talk about some of the other things he has mentioned...1) Deporting 11,000,000 people would put the housing market into freefall.2) Cutting the minimum wage would cause deflation at best and stagflation at worst.3) Putting the coal industry on life support at the expense of Wind, Solar, and Natural Gas will help a hand full of coal companies at the expense of the environment and electric utility customers.4) "Bringing back manufacturing" to the United States will be great for the few companies that make robots in the United States.5) Trade barriers will almost certainly have negative responses. 

Mainly, the systems implemented are fascinating (VA, automated offers, etc.)
