So I don't really trust "income/outcome" numbers presented in Mint and I would love this app to be able to show my net worth, cash flow, auto budgeting based on my income/expenses, financial advise based on my budgeting/income/expenses.I like the idea of putting my budget in autopilot mode, an feature provided in Pocketguard.

Suggest you use one of the free PM software options as they will offer:1) Online applications2) Ability to run background checks3) Allow tenant online payments4) Track lease payments with ledger auto-charges5) Other options depend on the software

Auto direct deposit is fairly through my employer, so I'll go ahead and do that!

The problem with this is, the bills often continue being sent to the subject property, NOT to the Owner, so even if you set it up as auto-pay, unless you are watching your bank account you might not notice that you are paying while the Tenant is still in possession.

(Dog attack, pool drowning, car accident, etc etc.)
