Unless he/she is a producing broker, most broker's make their money on the volume of their MLO's, for obviously taking on the compliance of being the broker, and hopefully helping when needed, etc.Hope that helps.

The lender really just needs to do what they generally do in order to underwrite a loan for rental, investment or business use property.We often jump on a conference call in order to help walk the lender through the 1031 Exchange process, and to provide them with assurances that the 1031 Exchange transaction will not affect their underwriting.

@Tommy Quach, first you've got to hold the agent accountable for their careless and harmful assurances to you.Secondly, stop calling it your second home - seriously :)A second home does not qualify for 1031 treatment because you do not own it with the intent to hold for productive use.But everything you're telling us says that you are holding that property for productive use.

@Chris K. has given good advice on notice to quit in PA; I prefer @Joe Splitrock's notice to enter to check on well-being of unreachable tenant.If you are not a HAPCO member, you should join; then take advantage of the HAPCO eviction service that is a really good deal for Philadelphia rentals.And I hope your rental and lease with this tenant are in compliance with the Philadelphia landlord tenant regulations, not just the PA ones.
