Spoke w/ some Invester-friendly relators there and they both seemed to say "Its very hard to get cashflow-positive property now and you can expect appreciation of 2-5%."

Is there reason to believe San Clemente CA is the best chance at upside appreciation on the coast, if one is willing to take cash flow negitives for the next decade with 75% LTV leverage.

Appreciate any help/advice. 

I'm very intrigued by a property that is in a great neighborhood and will appreciate very strongly, but using any sort of financing on it the cash flow return is deep in the negatives for a couple years even though the ask price looks like a good deal compared to other houses around.

The one good one does a fantastic job but will only take properties that have 40+ units.Any recommendations would be greatly appreciated!
