There would be no tenants I would have to deal with, only setting up a date for renters to move their stuff in and out.I'm also wondering if it would be a better idea to rent out the entire basement, or break it up into smaller rentals (i.e. a 30x30 space or a bunch of 10x5 spaces etc.)I'm imagining there is a market for people who need to store boxes for a quick move etc., but I can't imagine one person filling the entire basement so that's why I'm considering breaking it up if possible.

The appraisers I've seen at work always measure the exterior of the finished building, i.e. the outside of the stucco or brick...Maybe someone else measured the interior rooms as @Chris Seveney said, and now you have 2 numbers floating around. It actually could be in your favor if you can get the seller to use the same square footage number and apply it to the smaller SF.... :-)

Now the coverage will only be through the date of the existing policy, but any new policy would exclude anything that affects the title since she purchased it so it's probably not useful.

You may want to look at this in an area you want to actually live in as six-figures at 5% down will get you a 2-4 unit in almost all areas of philly.
