I am waiting for a landlord to take this to higher court, or for the FHA under the Trump administration to hopefully narrowly define how that can be used because what people currently do is abuse the system to get around no pet fees.

Although taking myself out as the bottleneck is an admirable goal, I don't think we manage a large enough portfolio to start thinking about internal growth with more employees (i.e. a VA or administrative assistant)So instead I thought I'd look at my process and analyze the waste using a KAIZEN or "continuous process improvement" mindset.

Depending on the dollar amount, they may deal with you directly, or may refer you to a third party administrator, which would be more like dealing with an insurance company.I do this (public sector risk management) as my day job, so feel free to message me if you need any additional advice.

I will assume part is to cover the administrative cost of adding/changing tenants names in the access systems.Then the catch, the CAM property manager said they are using part of the fee for reserves for the parking lot.
