I would start narrowing by picking a house type in a specific area, specific price range that also fits certain criteria like number of bedrooms, etc...

I have many clients who are utilizing credit lines on the coast and other markets and coming to my market and buying and renovating dogs etc.

I spotted a 3 units home, each is seperate building and has seperate utilities. 

If you have money and patience, it could be a good long term play if you can continue to pick off surrounding properties. 

People pick up from that positive energy.
