All that said, I already have a few out of state investors that are interested in putting up some of their capital to get a partnership done since I have the hustle, potential tenants (come summer 2021), and a little bit of capital of my own but let me know if you decide to go the Btown route/need my assistance in any way or you think of a creative way for us to partner up and let's make it happen! 

A lot depends on the "nature" of that partnership. 

Generally in lower income or Class C, D markets you would do a LIHTC deal or maybe subsidized housing or some other public/private partnership.

Tax returns, bank and brokerage statements, P&L if you run a business, k-1's you are a partner in a firm or investment vehicle organized as partnership, mortgage statements and property tax and insurance information for any investment properties are usually the biggies.  

I currently have a deal happening in the works in partnership with a wholesaler.

@Philip SmallIt is bad practice for people to buy real estate "within" a partnership but the title is held in someone's personal name.What if the relationship sours - What is holding the person who has the title to sell the property and run away?
