Hey Ken,I was like you - thinking May 1st would be worse for tenants - but we've stayed in communication with them over the past few weeks and as of this morning, we have collected over 80% of rent. 

Ask them to describe their process for finding tenants, dealing with late payers, evictions, communicating with you.

Two because of a slow communicating agent and my most recent one because of the corona virus causing my lender to change the reserve requirement from 3 months to 18 months which forced me to walk away from the house.
