I went down to the appliance store, cut them a big check, and installed new appliances myself. 

Once everything was figured out, I built this butcher's block countertop and installed the farmhouse apron sink.

You may also want to install a large splashguard in that corner.  

If you rip out carpet and install new carpet, that extends useful life > improvement.

It would obviously be a lot cheaper to install electric baseboard especially considering one of the 2 bedrooms already has some electric baseboards installed in it.The house is in a nice neighborhood for the town it is located and is on a cul de sac with a fenced in yard (.25 acres) and the apartments are large 2-bedrooms for the area as well.My question is 2-fold:1.

Better yet, redesign with a more contemporary look, build a portico or at least create some type of more aesthetically pleasing porch.-  If possible, update the listing to say it was built in 2014 (not 2013).-  You say that this is a unique product for the area -- that's not a good thing. 

During this inspection they noticed a beam that we installed to open up the floor plan is bearing wait on the floor where there is not support in the basement.
