The most I'd invest initially is quality time in reading and listening, and use the Vistaprint deal  that's, like, $10 to make 250 cards to just make a business card with your name, title (wholeseller) and contact info.

A good local wholesaler or off-market specialist should be able to help you find quality products either on or off of the MLS.- it's always good to see another investor utilizing this great site!

Quality of life.. in my younger days schools ( IE spent half my income to live in the Palo Alto School system).. ease of commuting to work.. shopping.

The scope of the work is general rehab stuff: floors, windows, doors, light weight exterior work, paint, fixtures etc.We are not looking for bottom of the barrel cheap labor, but fair priced rental quality work.Also, we would like to purchase more properties if we can find a contractor or network of contractors we trust.

Most lease agreements you will find online will be good enough but you will need to educate yourself on how to evict a non-paying tenant if you haven't already.Check rental history at a minimum by going on the district court website or using beenverified app on your smart phone
