Get your Proof of Funds and/or Pre-approval ready so you can start making offers on properties.   

My thinking is, if the bankers that I meet with see that the numbers are calculated based on some research and that there are fixed criteria for selecting the properties I would be more likely to be pre-approved.

A commercial lender will look at this deal historically from the tax returns and on a proforma basis from the rent roll.

I do have a partner that wants to buy more SFH's and I on my own want to roll over my IRA to a SDIRA and do some flips in the area.

(The cleanup ended up requiring two 30 yard roll offs which I assisted with since I sold it to a friend) They offered to let me have it at $25k cash vs. the $35k on contract so I said I would write it up in a way that it could be closed either way in case I couldn't find the $25k cash.

Most of the prime property on the HUD rolls managed to disappear right before the auction.
