Say there are some partners in an investment and all partners are involved equally, there's no preferred shares, waterfalls,  etc.   

Personally 4 of my units are vacation rentals and I also am partnered on a downtown building in which we will be rehabbing and converting to AirBnB over the next year.

You could always start marketing for deals (using mailing / list services) and then partner with another local investor who can take has the bandwidth to take on your inbound leads and can handle negotiations, acquisition/exit strategies, contract administration, etc. in exchange for a profit split.

I was considering partnering with him on a house hack.
