DIY or professional suggestions are both wanted.The reason I ask is because my unit leaks water when it gets really humid (thank you North jersey weather). it only happened once this year, and once last year but I'm curious if there is a general maintenance step I could be taking that could keep this from occurring.

In Kansas, my understanding is that you have to have an electrician to tie anything into the breaker box, so you can't DIY much, if any, of this job.

I have seen many DIY or rehabs done by property owners and while the work might pass, the quality is usually **** and anyone with a "trained" eye can see the flaws.

(I don't see managing properties in a different state than you reside in being a profitable venture, only if you have established boots on the ground.
