I help out clients part time (usually investors become I enjoy investing so much), but 3-6 single family homes per trade for rentals and get to look at homes on the market at will.

I am a newbie investor, who is trying to invest from out of state and for me the most challenging is getting a good team of people set up (i.e. property manager, contractors, loan officers, accountants, lawyers, etc.).

All the things I want to know seem to be things based on experience i.e. recognizing good contractors and being able to look at a property and size it up.

I've even had licensed contractors flake on me after promising to give a quote.For those of you who do so many flips that you can't possibly do the work yourself...
