Hi @Ryan Brocklebank, I'm wondering if you have any recommendations for realtors that are knowledgeable in multi family investing in that area, as well as good property management companies?

I easily qualify for the loan, have the funds available for the down payment, and an 840 credit score and am wondering what the catch is because it sounds too good to be true. 

Biggerpockets doesn't seem to like people paying for courses very much so I'm wondering if you guys think it would be a good idea.

My wife is hustling in our service business as well as finishing up classes in Graphic Design.

I was wondering if anyone knew of the best top 5 states and/or cities to look into purchasing my first home.

I'm wondering if i can use the fact that the property is in the floodplain as a bargaining chip since i would think a floodplain home would be harder to sell to the average homeowner.  

However, I was wondering if I can jump to my goal faster.Goal: Buy a lot and build two vertical five plex row townhomes, approx. 1,200/1,400sf each (garage at the bottom) in a B neighborhood, and hold.
