And then an energy crises hits the United States 5 years later and the cost to heat or cool our homes triples... so me being from California and mistakenly moving to Oklahoma so I could have 4 seasons instead of just Blazing Hot and Slippery Wet I need to always have either the heater or the air conditioner (the humidity in Oklahoma is so bad fish hitch hike between ponds)  before I FINALLY get to move to Florida and get on those awesome "Florida Resident Only" discounted cruises.

Nearly $10K later, we have now come to the conclusion that it was a combination of the extreme wet weather we've experienced combined with the fact that they were not running the AC and instead running the fan only. 

When the carpet and pad is wet, it will put off urine odor.

You also wouldn't want to qualify even if you could because you won't have the cash reserves to weather large expenses that come up with owning a rental portfolio.Private investors are still a possibility, but they will likely want to see that you have done some deals and are not wet behind the ears before they lend you their money.My suggestion would be to try to find a job after you graduate, build up a little money, and do your first deal.

HW is not a great choice for a wet area like a kitchen anyway.

The biggest think to think about is mold remediation if the drywall and wood has sat wet for years.

Cedar posts leading to non-level floors, knob & tube, ancient plumbing, fieldstone with substandard pointing, wet basements, rodents, etc. 

I dont own a home of my own so my plan would be to House Hack a duplex to get my feet wet and get some experience under my belt.
