We have an opportunity to buy a nice property in Georgia, but are told it's an "estate sale", with special rules. 

Not no rehab.. and you don't get fake tenants and fake leases.. and payments on empty properties etc etc.. that gives you an illusion that your investment is safe .in my almost 2 decades of funding turn key this is the biggest violation of the public trust I have seen.. many get away with it for 2 to 6 months then go broke but this has been going on for pert near 2 years.. and now all these nice folks are learning that they were sold a bill of goods in many cases. 

However, there are a lot of hotels looking to build in and near downtown Waco and you best believe they will start lobbying and pushing their weight around to get STRs banned or regulated as much as possible when they start moving forward with development.

@Lue Brooks nice goal of starting with being active in the forums, reaching out to others here etc.As a matter of fact, as a fellow newbie I made a similar commitment, but since I had just read the book '10x rule' by Grant Cardone at the time, I decided to try to 10x my posts of that time (I was at 50 posts then) to 500.

So today I had a deal come across the marketplace, I filled out the application, called the number, and the dial tone was very weird.

There might be some nice little place in the historic downtown...that seems like it might be an up and coming neighborhood.

From the photos of the place, he keeps the apartment nice and I understand he's a long time tenant.

I bought a 5plex in a nice area, I also live in one of the units.
