Be careful as a member of the LLC, listing agent and buyers agent, that water has more than a few snakes in it.

. $500 rent for $$33K per door look good as long as water and utilities are paid by the tenant.

Also your utilities at $880/month looks more like an annual expense for two units' sewer and water?  

The electric washer and dryer are on separate water and electricity in a detached garage.

Everything else is turnkey - chef kitchen, wood floors, 16 foot ceilings, 2 units have skylights, everything separate meters, new water heaters, new appliances, etc.

We replaced the ac unit and water boiler last year so those we thought were a plus.

I can't keep it up like this, too many different directions, but it's my way to discover what I really want.Becoming a broker was a plan I once had and that off the table for me - my brokerage offers me so much leverage and I am glad I don't have to deal with any of the overhead.

The home also has a stand alone, enclosed garage in the back of the property that has a water heater (meaning it has water running to it).

Holding for appreciation is fine as long as there was no or very limited personal use by you to muddy the water. 

@Harv Yergin IV My rentals are as high tech as they get ( video doorbells, smart thermostats, water leak detection etc.,) but smart locks weren't good ROI for me.
