I'm not saying walk in on the site but pass by and try to follow what is going on.  

Plus, with no skin-in-the-game from you on this deal, why wouldn't you walk away the first time stuff hits the fan (it's real estate, stuff happens).  

But she did miss the 20x8ft walk-in closet I built for my daughter off the master bath over the garage. 

Hello Folks Heres the deal (no pun intended) i'm a realtor and every once a while a client walks into the office and is a tenant and their landlord has abandon the property. in this particular situation the landlord who left the property isn't the owner but his son the actual owner has passed away, so my client who walked in says shes has been having a hard time with the son who hasn't done much to up keep the property and has just been taking the rent till one day he decides to up and leave. so now shes looking for a new place to rent but now the same time this 3 family home sits vacant shes the only tenant till she finds a place.  

Do you need to walk out of the garage and then close it from the outside?

Should we mess around with different banks, look for hard money lender or walk?

A Whole Foods, restaurants and other shopping is already within walking distance.  

@Paul Alberry I had a Tenant call a couple of months ago when she claimed another Tenant walked in on her using a key.I called his wife first to try and intervene because the Tenant said she was calling the cops.Then I installed new locks, placed the new keys in a coded lock box and charged $20/lock.

Sadly most prospective tenants still have never heard of heating water with the sun and quite a few figure it is a summer-time only thing.That said, the basic functioning of the system is simple to explain and most folks think its cool once you walk them through it.  

I'm looking for some guidance from some of the more experienced California flip investors in luxury homes to see if they might use a matrix or formula to plug in a set of  rehab estimation numbers for a luxury rehab as they are initially looking into the potential of a project being an acquisition candidate before they actually walk the property.I can typically create an estimated improvement budget for almost any commercial property in both office and industrial for proforma purposes before visiting the property, but residential is a new animal for me.
