You will also use it to deduct most of your business expenses.This standard template may be modified to accomodate some specificities, like states where a series LLC may be less expensive than having a different LLC for each.Also you can add a layer of Land Trust for each property for anonymity and to give some due on sale close protection.A lot of people here will tell you that you don't need any LLC or entity structures and that you can do with only a liability insurance.

If i get to the point I need to replenish because I dipped below that level, I stop taking a monthly check and refill the buffer.I use this spreadsheet to account, it came from BP library but I corrected a lot of the formulas and look up tables and added several lines for income.

@Michael Biggs I think as it relates to most of us BP folks the banks we want to cotton up to are your local community banks owned by your friends and neighbors who are in business to support community business's which is what at some level we all have.I would NEVER use a national bank.. they make money on checking accounts ATMS and stuff.
