I like to hold 1960-1980 built CBS. simply because they are gonna yield so much more return than those newer properties. you like the stable and I like as higher return as possible in short amount of time.

All that aside Home Depot sells 10 year built in lithium powered smoke detectors for 24$ where the battery is not removable and put it up as high as possible screw it directly into the wall instead of a spin off plate so it can’t be easily taken down

The house it set up as a two over two.Tenants currently in place and would like to stay.Property cash flows nicely and the rents are below market value so there is a value add play there as well.Anyway the title report came back and the property is listed as a single family home and also is CO'd this way.However the property was advertised as a legal two family and the town assessor is currently taxing the property as a two family.Two separate meters as well.Everyone involved including my attorney, agent, etc seem to not have the answers for me.There are no rental permits on the property either which are required in this town.Seems to be a lot of mixed information that has me considering to pull out of the deal.Anyone have any experience with this?

What if you do a 30 yr mortgage, outsource the management which frees up a lot of time, and a few years down the road, buy another rental with the equity built plus the cash you got every month.

We've been looking out of state a lot as the market here in Utah is crazy but haven't pulled the trigger on anything yet.I recently heard of someone who has been extremely successful in their real estate career who built a new primary residence every 2 years which came with certain tax benefits and profit in an appreciating market.So I thought maybe instead of finding a rental property to buy we could build a new primary residence and rent out our current home which has appreciated about 60% in the 5 years we've owned it.

I'm having troubles trying to get a HELOC on my property and I cannot find any CMAs close to what my property is worth on an 8-acre partial with two dwellings ones a 1980 manufactured home the other is a stick-built 1932 trying to get CMAs having very hard time getting comps in my area the address is 6515 State Route 9 Sedro Woolley Washington 98284 the other house that's on the property is 6511 State Route 9 Sedro Woolley Washington 98284 can anyone please help me pull some comps on the property to see where I am at for pricing so that I can get a good idea what to ask for a HELOC on the property
