There are alot of reasons why prices are going up, but predominantly low interest rates = higher prices that someone can afford to purchase a home, coupled secondly with "low inventory" when covid was here and noone wanted to list there home out of fear ( both from having to go into the external world and having people come into their home ), and third but most recently surging lumber prices.

What's the reason for this surge?

Once short-term rental only markets are becoming huge long-term rental markets too.You just have to open your eyes and your world and see further than your own country and all of a sudden you see all these opportunities you had no idea about.While I'm on BiggerPockets to contribute, I sometimes wonder why I'm not shooting myself in the foot why praising international investing.

Sudden seller job transfer in their 30's?  

I routinely deal with 5 year balloon notes that don't get renewed and all of a sudden they have to scramble to avoid workout.

We do not experience drastic price swings, drastic cuts, and sudden surges.

Lenders are leery right now given the sudden economy troubles -- good reserves, low debt/low debt-to-income ratio, high credit scores, etc., all strengthen your financial position going into investing.

If your area suddenly becomes popular and rent increase, it doesnt mean your Capex  and maintenance will increase unless you do a significant remodel to make it a high end property.
