The advertising rules are strict for wholesalers even when you do have it under contract, but before is a definite no.

If you're strictly using the funds for an investment property then I would go with a HELOC, which will allow you to purchase the investment property.

Then figure out how you are going to proactively protect your self (really good inspection, additional cash on hand, round up in repairs, get solid contractor quotes,strict tenant screens guidelines, treat tenants well so they want to stay, etc).

. $1,100 per room x 3 = $3,600- $3,284= $316 in cash flow a month.)After a year, move out and repeat the process again with low down payment, convert into owner occupied home into strictly rental (adding depreciation income), and BOOM... do the process all over again for as many years as you can stand and you will have created enough wealth for yourself to last a life time.

I have a strict no pet policy for my units. 

Also the normal screening and routine inspections would have probably prevented that, or at least kept damage to a minimum.
