Regarding your question about the deposit, typically, it is best to address the security deposit issue after the current lease expires, laws do not require tenants to sign an addendum for anything during the course of the current lease. 

I see you're in Illinois and not sure if the property is Chicago or not, but Chicago seems to have crazy rental laws.

Hello Shannon,I'm not to familiar with Pennsylvania tenant laws but the lease should also state you have to right to give notice based on unlawful acts. 

As long as your lease is within state laws, hold them to every word and have an exit strategy for when they do not. 

But good on you for laying down the law.
