Landscaping with a lot of vegetation can require more upkeep, watering and debris removal.It's not uncommon with a multifamily property for the landlord/owner to assume major responsibility for the yard upkeep.

It could be as simple as paint the outside, landscape, paint inside, and new carpets (aka. a cosmetic/lipstick rehab), but that would provide some cushion as you get started.

I was trying to find out what the percentage of people that cannot get a home loan? I can't seem to find that. I've heard it's around 70-80% of Americans can't get a home loan. Anyone know if that's correct?

As far as the market growth is concerned, you will have to look at the overall statistics and see if the data for that MSA is pointing towards the growth.

My assumption is that lenders have determined (based on research, statistics, etc.) that borrowers who have ~60% or more of their income available for expenses other than recurring debt obligations are more likely to be able to make all of their monthly payments.My question for the BP community is - does anyone have knowledge of the source of the DTI calculation, such as the research/stats that justify it?

The property is located in a C neighborhood that has signs of improvement (new community center, homes being remodeled) and the duplex itself could use some cosmetic work (touch up exterior paint, landscaping, vinyl flooring, interior paint, update bathroom).

I also fly out 3-4 times just to check on the property and usually do landscaping, repairs, meetings with handymen, meetings with agents to see what rents are, and sometimes serve notices., and put up signs in laundry, put out rat traps, and check on gardener.
