I  have no experience in the field of real estate and have just been consuming every bit of info I can from BP (which has helped a lot.)I have been listening to podcasts, signing up for every webinar, analyzing deals daily using the calculators. and have recently purchased a few books from the site that I will begin soon. 

I haven't found many properties that get me excited - most failing to connect due to the numbers or the incredibly tough tenant laws.This past week I finally found a property that has me in the black after I do some improvements to it, but again its not that Brandon Turner style story of house hacking while making money.

The real inflection point comes at around 75 at which point it makes financial sense to hire on-site property management.

In my experience it should not be your responsibility to pay the lien, it will get paid off prior to or at close.With that said, I have represented buyers and have personally purchased properties off of all the auction sites here in CT and in a lot of the cases the title did not come back clean initially.

There needs to be high inventory of rentals with similar criteria for those sites to be accurate.

Rent was always on time without fail.

I am considering lending in second position, but requiring a quick claim deed to the property,  as insurance, and if borrower fails to perform on the first or my 2nd position note, then file the deed and take the house.
