I save a lot on utility bills and have extras monthly from the collection which is a bonus.

They typically don’t appreciate it as fast, but as an investor, you should judge the investment being sound by the numbers they produce and consider the appreciation it can produce as a bonus. 

If I have unspent money in the operating account quarterly/annually, can I pay that to myself as a bonus? 

Transunion has a program called SmartMove you can sign up for. 

A mentor of mine had good advice -- offer a % per day bonus (of the total contractor amount) for every day they finish early, and on the flip side, a % discount for every day they are late (barring any major unexpected contingencies or scope).

They just want to help people, so they are going to give it to you for under $3K, but only to a very limited amount of people, so you better hurry and sign up now before all of the slots are gone.  

In a competitive market we put a bonus on top of our standard commission for the buyer’s agent.  

I used automatic payroll withdrawals into mutual funds, saved Christmas money, any bonus funds, a small inheritance when my grandma died, and so forth...and got super aggressive about saving up for the next down payment.
