Anyway, my purpose of writing is not to shut down dreams as I know it can be done because so many people are doing it, but since every strategy isn't for everyone, I wanted to know has anyone tried finding deals via auctions?

I have been calling home owners of distressed properties and I can get to the appointment, I am struggeling a bit on making offers, owner has one price in mind, lets say $500k, but property is really worth $300k and right away they shut it down, even after explaining, repair values and other costs associated it with it.Want to see what other tips/advice or different ways people make offers to buy.

It's an awesome investment in the right area-I have several VRBOs in Florida that were killing it but now my city has decided to try to shut down short term rentals (Daytona) so I am looking at other cities to start investing in as the long term returns in Daytona are good but not near as good as I was doing on Short term.

This is true now more than ever since eviction courts have shut down and evictions are frozen for COVID-19.

The problem with the area is that after the mines and steel mill shut down it took most of the jobs away, so there are not a lot of job opportunities left in the area.  

My advice in dealing with attorneys, is after they try representing their client with BS stuff, ask them if they are willing to make the seller a better deal, on the spot, that usually shuts them up to deal with the offer on the table!
