I would be looking to fix up and section 8 rent out.

When I started out 11yrs ago I took 4 leases and circled sections I liked on all of them, took it to a highly recommended real estate attorney for evictions, and had all the stuff I wanted put into one lease plus added some stuff.

@Will Barnard - I know you know this but if they cut corners here there is no end to the other shenanigans they have pulled with the building.

The seller ticked that plumbing was a known issue and in the comments section wrote'problem has been fixed'.

The worst corner on mine has dropped almost 2 inches.

I lived in my own 4-plex and rented 2 of the other units to Section 8.

For your first time investment, I would recommend a single family home and section 8 the home out if you are doing long distant investing.

I would add to the Additional Terms section that the buyer has the right to choose between closing after the holidays (set a date), or closing prior with a vacate date being after the holiday.
