.- Chip away existing insufficient footing to pier edge.- Install reinforced steel rebar into base of the column.- Pour new footer and reinforce with concrete and rebar per engineering report.- Backfill soil around each footer.- Dig around 7 exposed deck footers and reinforce, dig 2 feet and apply rebar, pour concrete and replace old footers.

I've at least got a pre-approval letter from a mortgage broker so I'll use that to at least get my foot in the door, then hopefully when I have a good deal under contract I can try to use the deal as a tool to get investors/OPM.

I typically will first take a 30,000 foot view and search zillow or realtor.com for recently sold listings that are similar to my property.

@Yogev Finegoz you may want to consider new construction, I have a builder I work with that construction cost are around 70ish a sq foot.
