Among the paperwork, there was one proposal/bid that stated for $8,950, they would:1) install the beams to reinforce wall to prevent further inward movement2) patch cracks on all walls with hydraulic cement3) raise window well on N side of home and haul in 12 yds of topsoil to improve the grade around the homeThat contracting comp has a 10 yr vertical wall restraint warranty against any inward movement, transferrable if you sell the home.

How to analyze Multifamily using the BP calculator if the previous owner is willing to finance a percentage of it.Also if it has room to lift and raise rent and increase decrease total cap rate; increase ARV, do I then use the BRRRR calculator?

You may also want to consider raising the vacancy allowance a bit. 8-12% is usually more reasonable/conservative.
