If it is your rental home and you are struggling to get activity, consider staging and having professional pictures taken.

I was professional and polite but explained any attorney in the world would tell me not to sign it. 

Is there a tutorial/explanatory video available somewhere and a standard letter I can send to explain how LOs work?

Personally, I like when someone's professional experience is informed or backed by investing experience.

My real estate agent in the area went by and took some video and described it as "creepy and old," the tenants had smoked so the smell was awful, and the neighborhood was "hood" - she didn't really feel safe there just taking a look.

I don't know what I could have done differently - I asked explicitly if that's the final cost no matter what he finds and he did say yes, I have proof of that, it's a bit worrysome that I cannot rely on what a professional tells me.
