In my area, I sometimes see sellers or investors selling NOTES that are performing, but they need the money and sell them cheap because the NOTE market is not very liquid like the stock market, or MLS for homes.If you run ads in local papers, run ads on bigger pockets, and really get the word out that you are looking to buy NOTES, you will begin to get people coming to you.

In addition to your down payment, try to build up a reserve of 6-months of payments (PITI - Principle, Interest, Taxes and Insurance) to handle any down-turns.That's just my 2-cents worth, and I'm sure others will have their own opinions.

To make the move from wholesaling to rehab/flips, you might look for partner with funds who doesn't have time to do the work but is attracted to the higher returns that they can get from real estate (compared to banks, stocks, or bonds).
