Hard money might be the way to get into the deal, but if you go that route you should start working on long term financing ASAP - even with 5 fully occupied and performing units, That's probably going to be a tough nut to cover with hard money if you can't refi into long term.Also something else to consider - are these all their own parcels? 

I would advise you to stay far away from Morris Invest, just search them on the site to see the trouble others are having with them.

(I wish I would have found this site at that time) Since finding BP I have been obsessed with the amount of information available.

I do get good business from it.Most investors on the site are residential and the commercial investors tend to stay more in the back ground.

If you haven't looked at 100 apartment deals and spoken to property management companies on running scattered site mfam (apartments that aren't big enough to support onsite staff) chances are you're in for some surprises.Don't be arrogant and in a hurry like I was.
