Possibly I can source some deals from some code enforcement people and other creative places I can think of, but that will take some time and bird-dogs.Need help with finding deals, networking whether it be with other REIs or REAs, attorneys, financial planners/funding, confidence, and knowledge.I am determined and willing to work for this.

How would you start a syndication and get other people's money at this stage in your investing cycle?

Less people are long term tenants here, though, so expect more turnover.  

Or slow Do people actually rent single family homes for $4000 ?   

Plus with current interest rates, people with a high mortgage (eg 80% of the home's value) won't have much cash flow.

@Patricia Steiner^^^^^ this right hereThere will be people out there selling courses on this saying 2023 will be like 2008 and banks will be giving away homes.

Lot of young people living at home with parents looking to get out from under parents roof. 

I am interested in finding out how many people are not "learning", but are actively looking every week for a new investment property to buy/flip/wholesale AND ARE ACTUALLY BUYING? 

@Jarrod Patterson  Depends on the reason for the temporary need from a local, also you have to screen financials some of these people may not be viable candidates even if they think they are.   

For loan mortgage purposes and if it ever gets sold, other people may not use that same strategy.
