I am considering a HELOC on one of my rental properties which has a lot of equity (~350k) and a low mortgage rate.

This seems like a lot of work to save 15% of $35k in taxes (Less than $5k.) especially if you have transfer taxes or title insurance, or you convert your long term 15% rate in to your son’s regular income tax bracket.I hate paying taxes as much as the next guy but this lemon isn’t worth squeezing.

The problem is I Don't know what kind of contractor is nessary or if it's multiple contractors.

Mainstream homeowner policies won't cover sober living because they don't account for the risk of multiple people recovering in the same home

In a matter of fact I can say pretty confidently that most SFR eventually would cash flow.

I entered negotiations with a wholesaler for a vacant lot.

I'm sure many people on here have spoken about this, but I just wanted to bring this discussion back as it is a part of my job that I enjoy and see benefit to others from it.
