In my own personal experience, self-managing an STR can be quite a hassle at times, and not so bad at other times. 2 years ago my answer would have been that the juice is absolutely worth the squeeze for me.

Two out of three are well below market rent, so I am trying to bring them up annually. 

So I was going to start title search first, then if it comes back clear I'll give them about $10k cash for them to move out and catch up on bills, then fix the place up really quick and turn around and sell it on the MLS.

Wholesaling is all about building strong relationships, so the more you connect, the better your chances of success.

Hello BP,I’m interested in exploring investment property opportunities in areas like Troy, IL, and Cleveland, OH.

So, I would start there and negotiate something fair.

It sounds like Columbus OH is pretty hot, Memphis TN, and some areas in the southern Midwest as well. 

I'm sure they'll just make sure the company has no assets and debt, so when they get a few million dollar fine they'll just have the company declare bankruptcy and dissolve.
