@Paul DickieIf you open an IRA with that financial institution, you would have to liquidate some of the LLC units and transfer funds back to your IRA custodial account (IRA that owns the LLC), then you can transfer the funds from your current IRA to the newly established IRA.

Since its your first property with the lender you will probably need 20% down and have at least 3 months of reserves set aside to cover the lenders payments.As to not having any money... start looking for a money partner, could be a family member, friend or a contractor who you know, like and trust.Check with your realtor and/or competent legal advice to determine if you can assign the contract to your newly formed LLC.
